The information is then used to determine the best candidate for your rental property. Once accepted, the prospective tenant signs a lease or month to month tenancy agreement. The six month to a year lease is the most popular and has extensive safeguards for the property owner and complies with local and state laws. As members of the California Apartment Association, we have access to hundred's of Property Management forms which include: Contracts, Addendum, Agreements, and Notices to mention a few. All forms are updated exclusive forms to protect you, as the landlord.
RENT COLLECTIONS
Rent Collectionis conducted on the 1st day of each month and are considered late as of the third of the month. A tenant must provide a security deposit and first month's rent in certified funds before a lease is signed and the keys are turned over. Late fees are charged and billed to the tenant. Evey tenant must pay in certified funds for example, Money Orders and Cashiers Check only. Cash is not ever accepted on the premises as form of payment. Once rents are collected they are deposited into your local bank on the same day.

Maintenance issues are assigned to our most skilled maintenance staff for immediate repair.
ADVERTISING
Advertising your rental properties is our specialty. We use a verity of methods to get your property noticed for example, professional signs on your property, local newspapers, major search engines, on line classifieds, and of course our web site.
EVICTIONS
If Necessary, we know all of the steps to take in the event the rent is not paid, including pursuing legal action. Evictions are processed at the local small claims court in Kern County. Local eviction companies are used for all of our tenant evictions and has a complete processing turn time of 30 to 60 days.
CODE ENFORCEMENT ISSUES
